How to choose an area
Start with your usual week rather than the map: where you go every day, how long you are willing to travel, whether you need space or the centre, and whether school, the sea or a park matter. Then compare specific addresses, not whole districts: the price per square metre can vary by half within one district, and noise and light change from street to street.
Each guide below brings together official data: population, age and size of homes from the Cadastre, stations, markets and parks, sale and rental prices, and what to check in that particular area. Data checked on 26.10.2026.

Rent: average payment on new leases with a deposit lodged at Incasòl (Generalitat). Sale prices and details for each area are in the guides.

General rules for buyers
- Tourist flats. Barcelona has announced that all tourist-flat licences in the city expire in November 2028 and no new ones will be issued; in 2025 the Constitutional Court rejected a challenge to Catalan Decree-Law 3/2023, on which this rests. Sant Cugat, Castelldefels and Sitges are on that decree's list of municipalities: new tourist flats there need prior planning permission.
- Tax on buying a resale home (ITP) in Catalonia. 10% for prices up to €600,000; above that threshold the rate on the excess rises to 11%, 12% and 13%. Large holders and buyers of a whole residential building pay 20%. Reduced rates exist, for example 5% for buyers aged 35 or under who meet the conditions. More in the article on taxes when buying in Catalonia.
- Rent regulation. Barcelona and the three towns are stressed residential market areas under Law 12/2023, which caps rents on new leases. This matters if you are buying to let.
