Poblenou at a glance

El Poblenou is a barri of the Sant Martí district running from the Diagonal down to the sea. In the late 19th century it held the largest concentration of industry in the country and was called the "Catalan Manchester". Redevelopment began with the 1992 Olympics, and today the 22@ project is rebuilding former factory land on both sides of the old core. The main street is the Rambla del Poblenou. Neighbouring barris share the name: Parc i la Llacuna, Vila Olímpica, Diagonal Mar i el Front Marítim and Provençals del Poblenou.

The housing stock

It has the highest share of new builds of the areas we cover: 28.1% of homes were built after 2001. At the same time 35.3% date from before 1940, and the first residential blocks grew up around plaça de Prim. The average age of homes in the Cadastre is 62.6 years and the average size 73.1 m².

The 22@ plan was adopted in 2000 for 200 ha of former industrial land. On 31 May 2022 the city gave final approval to the amendment "for a more inclusive and sustainable 22@", which aims to develop the remaining 40% of the area and set aside land for affordable housing. Construction near a flat you buy may go on for years.

Transport and daily life

The barri has two stations on metro line L4: Llacuna and Poblenou. There are no Renfe or FGC stations in the barri itself. The Poblenou-Unió market is on plaça Unió. Bogatell beach belongs to the barri, with Nova Icària (Vila Olímpica) and Mar Bella nearby; according to the city, Bogatell was the most visited beach in Barcelona in the 2026 season. Parks include the Parc del Poblenou, Jardins de Gandhi, Jardins d'Ada Byron and the nearby Parc del Centre del Poblenou. In Sant Martí, Almogàvers, Zamora, Cristóbal de Moura, Puigcerdà and Bolivia have become Superilla green axes.

What to check before you buy

  • Nearby construction. Ask the city what is planned on the neighbouring 22@ plots; building noise may matter most in your first year.
  • Street noise inside. Visit in the evening and at a weekend, especially if the windows face the Rambla or the streets towards the beach.
  • A place to work at home. Check where the desk will go and where the light comes from.
  • Tourist flats. The barri has 459 entries in the tourist-flat register (third quarter of 2026). In the northern 22@ sector the number of tourist places may not grow (PEUAT plan, 2021). The city has decided that all tourist-flat licences in Barcelona expire in November 2028.
  • Homes near the sea. For a home close to the beach, ask a lawyer whether the Coastal Law affects the plot.

Prices: what official data shows

The average price of sales registered at the Land Registry in 2025 was €6,003/m², higher than in Eixample; notarised flat sales averaged €5,448/m². Asking prices in listings in December 2025: €6,035/m². The average rent on new leases in 2025 was €1,190 a month, or €18.29/m². The high price per square metre reflects the share of new buildings: a flat in a new build and one in an old building on the next street can differ a great deal in price.
