Sants

Connections and everyday life

You are choosing how to live. Compare Barcelona and its surroundings through your journeys, routines and the questions that matter.

Sants at a glance

Sants is the largest and oldest barri of the Sants-Montjuïc district. It grew up along the old royal road (camí ral) and joined Barcelona by royal decree on 20 April 1897. Carrer de Sants and Creu Coberta remain one of the city's main shopping axes. Its industrial past survives in the Vapor Vell factory (a library and school since 2001) and La España Industrial; the Parc de l'Espanya Industrial is nearby.

Transport

Transport is the main advantage of Sants. Sants Estació railway station is here, and the airport train stops at it. Metro: L1 (Plaça de Sants, Mercat Nou), L3 (Sants Estació, Plaça del Centre) and L5 (Sants Estació, Plaça de Sants). If you travel around Spain or fly often, it shortens every trip.

The housing stock

A third of the homes date from before 1940 and another third from 1961–1980; 5.7% were built after 2001. The average age in the Cadastre is 72.2 years. Flats are the smallest of the areas we cover, averaging 70.7 m², which makes Sants one of the more affordable central areas per flat. Sants market is on carrer Sant Jordi; parks include the Parc de l'Espanya Industrial, the Rambla de Sants gardens and Can Mantega.

What to check before you buy

  • The real walk to the station. The station is large: from your door to the right entrance and platform can take longer than the map suggests.
  • Luggage and stairs. If you often travel with suitcases, check lifts and ramps on your route.
  • Noise. Check what you can hear from the bedroom, especially near the station, the tracks and shopping streets.
  • The condition of an old building. Owners' meeting minutes, the debt certificate, planned works.
  • Tourist flats. The barri has 248 entries in the tourist-flat register (third quarter of 2026). The city has decided that all tourist-flat licences in Barcelona expire in November 2028. We found no city rules specific to Sants beyond the city-wide ones.

Prices: what official data shows

The average price of sales registered at the Land Registry in 2025 was €4,581/m², below the city average (€4,797/m²); notarised flat sales averaged €4,310/m². Asking prices in listings in December 2025: €4,968/m². The average rent on new leases in 2025 was €995 a month, or €16.43/m². For a buyer who cares about transport and budget, Sants offers a central location noticeably cheaper than Eixample.
