Sitges at a glance
Sitges is a seaside town in the Garraf comarca, south-west of Barcelona. The municipality includes Sitges itself, Les Botigues and the village of Garraf. The town hall dates the first mention of "les Sitges" to the year 990, and the railway arrived in 1881. Sitges is outside the Barcelona metropolitan fare area, so the journey costs more than from Castelldefels or Sant Cugat.

Getting to Barcelona
The municipality has two stations on Rodalies line R2 Sud: Sitges and Garraf. On the Rodalies weekday timetable the train from Sitges takes 35 to 41 minutes to Barcelona-Sants and 41 to 47 minutes to Passeig de Gràcia, with 72 trains a day, the first at 04:51 and the last at 22:22. From Garraf station it is 30 to 34 minutes to Sants. A single Rodalies ticket from Sitges to Barcelona costs €5.50. Three bus routes run within the town.
The housing stock
The 2021 census counted 19,230 homes in Sitges, and only 66.9% of them are main residences, against 76.4% for Catalonia as a whole. One home in three is a second home or empty. Idescat estimates that over a year 15% more people live in the town than are registered. Construction of 192 homes started in 2025.
Since 2025 a heritage protection plan approved by the Generalitat has been in force, with more than 1,100 entries covering buildings, spaces and landscape features. For a house in the old town this means limits on changes to the facade and volume. The town hall issues certificates on the planning status of a plot and on the age and legality of a building.
Everyday life
The Generalitat directory lists 14 schools and education centres for 2026/2027: 10 public and 4 private. Primary care is at CAP Sitges, which also offers out-of-hours care (atenció continuada). According to the town hall, Sitges has more Blue Flag beaches than any other municipality in Catalonia; nine beaches received the flag in 2025, including Sant Sebastià, La Ribera and Les Botigues. There is a municipal market.
What to check before you buy
- What the street is like out of season. With a third of homes used as second homes, some streets are quiet in winter, while population and noise rise in summer.
- Whether the building has an entry in the heritage plan. If it does, alterations and facade work follow special rules.
- The Coastal Law. Under Law 22/1988 no housing may be built within 100 m of the sea, or 20 m on land that was already urban in 1988.
- Holiday-let licence. Sitges is on the list of 262 municipalities under Decree-Law 3/2023: new tourist flats need prior planning permission.
- Rent regulation. The town is a stressed residential market area under Law 12/2023.
- Plots near the Garraf woods. Catalan Law 5/2003 requires a firebreak at least 25 m wide around urbanizaciones next to woodland.
Prices: what official data shows
We found no official sale-price figure for the municipality. The average rent on new leases with a deposit lodged at Incasòl was €1,295 a month in 2025 and €1,218 in January to March 2026. The Ministry of Housing gives an average appraised value of €4,932/m² for the second quarter of 2026, up from €4,452/m² a year earlier. That is a mortgage valuation, not a sale price.
