Castelldefels at a glance
Castelldefels is a coastal town in the Baix Llobregat comarca, between Gavà and Sitges. The Garraf natural park rises to the north and west and the sea lies to the south. According to the town hall, Barcelona is 18 km and about 20 minutes away and the airport 9 km and about 10 minutes. The town is part of the Barcelona metropolitan area, so a trip into Barcelona is priced as a single fare zone.

Getting to Barcelona
Castelldefels station is served by Rodalies lines R2 and R2 Sud; Platja de Castelldefels by R2 Sud only. On the Rodalies weekday timetable the train from Castelldefels takes 21 to 25 minutes to Barcelona-Sants and 26 to 31 to Passeig de Gràcia, with 97 trains a day, the first at 05:08 and the last at 22:38. From Platja de Castelldefels it is 25 to 29 minutes to Sants, with 41 trains on a weekday. At rush hour the R2 runs every 10 minutes, otherwise every 30.
By car the C-32, C-31 and C-245 connect the town with Barcelona.
The housing stock
The 2021 census counted 28,708 homes, 86.4% of them main residences. About 27% of households rent. Flats of 61 to 90 m² are the most common; around 11% of homes are larger than 120 m². Construction of 69 homes started in 2025.
The town hall explains that until the 20th century there was hardly a town here, only scattered farmhouses. In the 1950s Castelldefels became a summer resort for Barcelona families, and in 1957 more than 40 urbanizaciones were being built. That is why blocks of flats near the sea sit next to hillside estates of houses towards Garraf. Planning follows the Barcelona Metropolitan General Plan with amendments for Castelldefels, including height limits linked to the airport.
Everyday life
The beaches of Platja del Baixador, Lluminetes and La Pineda cover 500,000 m², according to the town hall. The Generalitat directory lists 32 schools and education centres for 2026/2027: 20 public and 12 private. CAP El Castell and CAP Can Bou provide primary care, and the town hall says CAP Muntanyeta opens on 10 November 2026. Parks include Muntanyeta, La Pineda and the Jardins de Santa Eulàlia.
What to check before you buy
- Aircraft noise. The town is close to Barcelona airport. The municipal office OMSICA reports that 5,487 aircraft flew over Castelldefels in July 2026, the highest figure since records began. Check the flight paths over your address on AENA WebTrack and listen to the home at different times of day.
- The Coastal Law. Under Law 22/1988 no housing may be built within 100 m of the sea, or 20 m on land that was already urban in 1988. For a home near the beach, check where the boundary line (deslinde) runs.
- Holiday-let licence. Castelldefels is on the list of 262 municipalities under Decree-Law 3/2023. In March 2026 the town hall announced inspections of illegal tourist lets, with fines above €60,000 for serious breaches.
- Rent regulation. The town is a stressed residential market area under Law 12/2023.
- Plots near Garraf. For urbanizaciones next to woodland, Catalan Law 5/2003 requires a firebreak at least 25 m wide and cleared plots.
Prices: what official data shows
We found no official sale-price figure for the municipality. The average rent on new leases with a deposit lodged at Incasòl was €1,139 a month in 2025 and €1,142 in January to March 2026. The Ministry of Housing gives an average appraised value of €4,337/m² for the second quarter of 2026, up from €4,043/m² a year earlier. That is a mortgage valuation, not a sale price.
