Les Corts at a glance

Les Corts was a separate municipality from 1836 until it joined Barcelona in 1897. The district has three barris: les Corts, la Maternitat i Sant Ramon (the Zona Universitària, Les Corts cemetery, the Maternitat gardens and the Camp Nou) and Pedralbes. It borders l'Hospitalet de Llobregat, Esplugues and Sant Just Desvern, and within the city Sants-Montjuïc, Sarrià-Sant Gervasi and Eixample. The old core of les Corts lies around the squares of Can Rosés, Concòrdia and Comas.

The housing stock

Two thirds of the district's homes were built in 1961–1980 and only 6% before 1940. The average age in the Cadastre is 54.5 years, one of the youngest stocks among the areas we cover, and the average size of 91.3 m² is above the city average. The city notes a mixed fabric in les Corts with contemporary architecture recognised by FAD awards. The Sòl de Baix sector between travessera de les Corts and avinguda de Madrid was mostly built recently, partly on the ground where FC Barcelona played from the 1920s to the 1960s.

Transport and daily life

Metro L3 (Les Corts, Maria Cristina, Palau Reial, Zona Universitària), L5 Ernest Lluch and L9 Sud at Zona Universitària; the Trambaix lines T1 to T3 run along the Diagonal with stops at Francesc Macià, L'Illa, Numància, Maria Cristina, Pius XII and others. Les Corts market is on travessera de les Corts. Parks include Parc de les Corts, Colònia Castells, Parc de Cervantes, the Palau de Pedralbes gardens and the Jardins de la Maternitat.

What to check before you buy

  • Match and concert days. Near the Camp Nou, traffic and noise change on those days. Check how you would get home.
  • Stadium works. On 19 September 2026 FC Barcelona approved €510 million of new financing, €300 million of it to complete the Spotify Camp Nou. No completion date was given; the club mentions an extended building schedule and sections opening in stages.
  • The Diagonal tram. The phase two project approved on 17 March 2026 links the tram to the Trambaix through plaça de Francesc Macià. No start date has been announced.
  • Common areas. If the building has a shared garden, pool or garage, find out what they cost to run and what works the owners' community is planning.
  • Tourist flats. The district has 265 entries in the tourist-flat register (third quarter of 2026). The city has decided that all tourist-flat licences in Barcelona expire in November 2028.

Prices: what official data shows

Asking prices in listings in December 2025: €6,706/m² for the district, €6,161/m² in les Corts and €8,267/m² in Pedralbes.
