Sant Cugat at a glance
Sant Cugat del Vallès is a town in the Vallès Occidental comarca at the foot of the Collserola hills, on the other side of the range from Barcelona. The municipality also includes Valldoreix, Mira-sol and La Floresta. It is one of the 36 municipalities of the Barcelona metropolitan area, so a trip into Barcelona is priced as a single fare zone.

Getting to Barcelona
The main link is the FGC suburban railway. Lines S1 (to Terrassa) and S2 (to Sabadell) run from Barcelona-Pl. Catalunya via Les Planes, La Floresta, Valldoreix and Sant Cugat Centre. On the FGC weekday timetable the trip from Pl. Catalunya takes about 24 minutes to La Floresta, 27 to Valldoreix and 30 to Sant Cugat Centre; Mira-sol, Hospital General, Volpelleres and Sant Joan are 32 to 34 minutes. The timetable FGC links to is dated December 2022 and the town's visitor site says "about 20 minutes", so check the time from your address during the morning rush hour.
By car the C-16 links the town to Barcelona through the Vallvidrera tunnels, and the AP-7 and AP-2 pass nearby. The town hall puts the airport 26 km away. Sant Cugat Coll Favà station is on Rodalies line R8, with an interchange to FGC S2.
The housing stock
The 2021 census counted 35,770 homes, 87.6% of them main residences. About a quarter of households rent. Almost one main home in four is larger than 120 m², so spacious flats and houses are far more common than in central Barcelona. Construction of 216 homes started in 2025.
The town hall itself says Sant Cugat has for years been one of the towns in Catalonia with the most expensive housing. Planning follows the Barcelona Metropolitan General Plan with many local amendments, and the old centre has an architectural heritage protection plan.
Everyday life
The Generalitat directory of schools lists 74 schools and education centres for 2026/2027: 32 public and 42 private, including state-funded concertades. Primary healthcare is provided by CAP Sant Cugat del Vallès, CAP Valldoreix and CAP Turó de Can Mates, with local surgeries in La Floresta and Les Planes. The Collserola natural park is next to the town.
What to check before you buy
- The journey from the actual address. Some homes are far from an FGC station; parts of the town and the urbanizaciones are built around the car.
- Plots next to woodland. Catalan Law 5/2003 requires a firebreak at least 25 m wide around urbanizaciones in or next to woodland, and owners must keep plots cleared. Ask the town hall whether this applies to your address.
- Holiday-let licence. Sant Cugat is on the list of 262 municipalities under Decree-Law 3/2023: new tourist flats need prior planning permission. If you are counting on that income, check the status before buying.
- Rent regulation. The town is a stressed residential market area under Law 12/2023, which caps rents on new leases.
- Planning status of the plot. Plan amendments and maps are on the town's geoportal and in the AMB planning register.
Prices: what official data shows
We found no official sale-price figure for the municipality. The average rent on new leases with a deposit lodged at Incasòl was €1,427 a month in 2025 and €1,476 in January to March 2026. The Ministry of Housing publishes an average appraised value: €5,017/m² in the second quarter of 2026, up from €4,706/m² a year earlier. That is a mortgage valuation, not a sale price, so a specific flat can sell for more or less.
