Light, noise and ventilation at a viewing
Record the time, conditions and rooms observed. One viewing is a sample; if a factor is decisive, plan a second check at another time.
One viewing is one sample
Light, noise and air in a flat change with the hour, the weather and the season. So at the start of a viewing note the date, time, weather, whether windows are open, and which rooms you saw and which you did not: locked, occupied, blocked by furniture. Without these notes, a week later you cannot tell "quiet" from "it was Sunday morning".
The Generalitat's advice for people choosing a rental home lists ventilation and natural light among the things to assess in person, and for older buildings suggests checking water pressure. The table below turns that into a routine.
| Factor | How to check on site | What to record |
|---|---|---|
| Natural light | Switch off the lights in each room; see where the windows face: the street, the inner block courtyard or a light well | Time, room, whether lights are needed by day |
| Street noise | Stand at the window with it open and closed | Source: traffic, bars, school, market |
| Noise inside the building | Lift, stairs, neighbours, equipment in ground-floor premises | What you hear and where from |
| Air and damp | Smell, stains and mould around windows and in corners, kitchen and bathroom extraction | Where and how noticeable |
| Water | Run the taps, check hot and cold pressure | Which room has weak pressure |
Light
Note the orientation with your phone's compass and the time you were in each room. A morning viewing of a sunny living room says nothing about the evening. Look at what stands opposite the windows and which floor you are on: a building across a narrow street blocks more light than photos suggest.
If light is one of your essentials, one viewing is not enough. Arrange a second at a different time of day and photograph the same rooms from the same spot to compare.
Noise: windows open and closed
Test each bedroom twice, with the window open and closed. The first tells you about the street, the second about how well the windows cope with it. Note what you hear from the stairwell and neighbours, and whether anything is running in the ground-floor premises.
Areas have their own calendars. The Festa Major de Gràcia ran from 15 to 21 August 2026 on 23 decorated streets, and the list changes each year. Tourist flats in a building can be checked by address in the City Council register. What may open in the building's premises is partly governed by the owners' community statutes, which can restrict activities, so read them before buying (owners' community).
Ventilation, damp and the age of the building
According to ReloVictory's calculation from 2026 Cadastre open data, 23.6 % of Barcelona's homes were built before 1940, and the average age of residential units is 66.5 years. In an older building pay particular attention to windows, extraction, signs of damp and water pressure.
You cannot establish the cause of a stain or smell at a viewing. Note where you saw it, photograph it and pass it to a technical specialist. Ask the seller for copies of the documents they must provide under Catalan rules: the cédula de habitabilidad (certificate of fitness for occupation) and the energy certificate and label. Ideally get them before the deposit; what else to check at that stage is covered in nota simple and arras.
When to return and whom to bring in
- Second viewing. At another time: evening if the first was in the morning, a weekday if the first was at the weekend.
- Written questions to the seller. What work has been done, whether there have been leaks, what building meetings have discussed about the facade, roof or damp.
- Meeting minutes. Ask the building administrator for recent minutes: approved repairs show up there.
- Technical specialist. If a factor is decisive, bring in an architect or building surveyor before the deposit. Your notes record an observation, not a technical opinion.
- Comparison table. Move your notes into the shared table of options, marked "seen myself" or "I was told". A general checklist for viewings is in how to find a flat in Barcelona.
