Choosing an area around your routine
Map a normal week before comparing areas. Check real journeys from each address rather than treating a district average as a guaranteed personal experience.
Start with your week, not the map
Choose an area for the things you do repeatedly, not for a general impression. Write down a normal week: where you go every day, where once a week, at what time and how. A daily journey weighs more than a monthly one, even if the monthly one is longer.
List separately what you need within walking distance: groceries, a pharmacy, a park, school, sport. That list is what you compare areas against.
- Work or coworking. Address, departure time, the longest commute you accept.
- School or nursery. Who takes the children, when, on foot or by transport.
- Regular errands. Sport, activities, the market, the doctor.
- Leaving town. Airport, station, motorway access, if you use them often.
Test journeys from the actual address
District averages do not describe your front door. Two flats in the same area can differ in the walk to the station, the slope and the street noise. Walk your main journey at the hour you will make it, and if you have a school-age child, walk the school run too.
The list of metro, FGC, Renfe and tram stations on the City Council's open data portal was last updated on 5 June 2021, so stations opened since may be missing. Check routes with the operator. Allow for planned changes too: on 17 March 2026 the projects for the second phase of the Diagonal redesign, bringing the tram along 2.8 km from Verdaguer to av. Sarrià, were given final approval. The city page gives no start date, but for an address nearby it means works first and a new stop later.
What the area figures show
The figures below tell you what kind of housing stock to expect; they do not replace a walk. ReloVictory's calculation from Barcelona City Council open data: the 2026 Cadastre and the tourist flat register for Q3 2026. Districts and neighbourhoods differ in size, so tourist flats are shown as a count, not a share.
| Area | Homes built before 1940 | Average home size, m² | Entries in the tourist flat register |
|---|---|---|---|
| Eixample (district) | 41.9 % | 88.2 | 4,898 |
| Sant Antoni (neighbourhood) | 47.0 % | 80.3 | 669 |
| Gràcia (district) | 32.5 % | 74.0 | 1,129 |
| Poblenou (neighbourhood) | 35.3 % | 73.1 | 459 |
| Sants (neighbourhood) | 35.2 % | 70.7 | 248 |
| Les Corts (district) | 6.0 % | 91.3 | 265 |
| Sarrià-Sant Gervasi (district) | 14.0 % | 108.4 | 662 |
| Barcelona overall | 23.6 % | 77.9 | 10,721 |
Street rhythm: festivals, traffic, tourists
Every area has its own calendar. The Festa Major de Gràcia ran from 15 to 21 August in 2026, with 23 streets decorated by residents; the list changes from year to year, and festival week on one of those streets is loud. More on the area: Gràcia guide.
On the Superilla green axes in Eixample (Consell de Cent, Girona, Rocafort, Comte Borrell) cars cannot drive straight through and must turn at every block, while access to buildings and garages remains. For some that means a quiet street, for others a longer drive. Near Spotify Camp Nou in Les Corts, factor in the stadium works and match days.
Tourist flats in a building change how the entrance feels. The City Council offers a search by address in the licence register, and licences in Barcelona end in 2028. If you were planning to buy for that kind of letting, read letting to tourists.
Checking an area before you buy
- Two times of day. A weekday morning and a Friday or Saturday evening outside the building.
- On foot. Shops, market, pharmacy, park: how many minutes it really takes.
- Main journey. Once at rush hour, without the map, the way you will do it every day.
- Future changes. Announced works, construction sites or road closures nearby.
- Trial stay. If you are torn between areas, rent in one first; how to weigh renting against buying is covered in rent or buy in Barcelona.
Recording your conclusion
Score each area on your own journeys rather than general rankings: minutes for the daily trip, what is walkable, what gets in the way. Mark what you checked yourself and what you were told. Area-by-area notes on the city and nearby towns are in neighbourhoods and towns. Legal and planning restrictions for a specific address are checked by a lawyer or a technical specialist.
